About Barron Property Services

Barron Property Services (BPS) began in the Indianapolis area under the sole ownership of Samuel Barron who continues to own and operate the company. Barron began in 2001 with a primary focus on managing and developing investment properties purchased by him. The company quickly began to offer outside services and eventually became a full service property management company.

The very distinction of BPS is the lack of involvement in real estate services, listings, etc. BPS defers all purchase and sell inquiries to either their longtime broker who operates in the other half of the BPS office building, or to a specific Realtor requested or involved with the owner of property. This distinction comes as most property managers are heavily involved in real estate transactions and buy and sell for their clients and manage those properties, potentially causing quite the conflict of interest.

The reason for the separation as Barron puts it, “we manage, lease, maintain, estimate and renovate; and we do it very well. We leave the buying, selling, and offer process to the professionals. Being a real estate agent is a very time intensive and challenging task, we just do not see how a job so challenging can be performed adequately by a property management company who has so many important responsibilities of their own.  We have enough to focus on already, and my clients deserve our focus”.   

The primary focus of BPS is to provide those management services and many others. A typical work week will have the BPS employees painting and laying new carpet in an apartment, getting it ready for a new tenant, making sure smoke detectors are up-to-date and replacing batteries. We meeting fire marshals at larger buildings for their scheduled inspections and making certain everything is up to code.

We fix leaking faucets, clogged bath tubs, or noisy ceiling fans, broken windows and non-working lock sets. Additionally, we respond to 24 hour emergency maintenance requests in the winter time for no-heat calls or frozen pipes in large buildings. We pump out flooded basements and unclog floor drains as well as coordinate with sub-contractors to replace broken sewer lines or repair damaged electrical service lines.

BPS provides all of these services and more on a consistent basis and primarily with all in house employees to gain both a cost savings for the client as well as maintain a high level of quality control.

Barron considers BPS to be a small sized company with a focus on values and integrity.  BPS has a specific set of standards and values that are applied to all areas of the business.  Multiple clients have contacted BPS to inquire about our services, only to chose to go with a different management company based on what they may perceive as a cost savings due to a lower standard of quality and performance.  Over the years, many of our clients have come back to BPS after going through a difficult period of time with another manager, only to tell us that "we wish we would have went with you first".  BPS does not try to force their concepts of investment properties onto our clients, but we simply stick to our standards of quality, health, and safety, which translates into a better rental experience for the tenants and a more successful investment property for the owner.
